Nail the Homebuying Game in 2024

New 2024 goal: Purchase a home!

Your homebuying journey will be mix of excitement and challenges. We’re here to walk you through essential steps to make your homebuying experience both enjoyable and successful.

Take a Financial Checkup

Begin your journey by assessing your financial health. Review your credit score, outstanding debts, and savings to establish a clear picture of your budget and loan eligibility. A quick consultation with a loan officer can help you pinpoint what you might need to be in the best position to purchase a home.

Set a practical budget considering factors like down payments, monthly mortgage obligations, property taxes, insurance, and potential maintenance costs. What can you afford for your down payment on closing day?  What can you afford monthly with your current financial obligations and other expenses? If you have a particular number you’d like to stick to, we can help you work backwards to figure out the price point you should be looking at.

Define Your Priorities

Clearly outline your priorities and preferences for your future home. Consider factors such as location, size, layout, and any specific features or amenities that are non-negotiable for you and your family.

Secure a Mortgage Pre-Approval

Boost your homebuyer credibility by seeking pre-approval from a reputable lender (like us!). This not only enhances your negotiating power but also provides a realistic view of homes within your financial reach. The worst disappointment is to have your heart set on a home and then discover–sometimes too late–that you won’t be able to qualify for a mortgage on it!

Along with a knowledgeable loan officer, you’ll also need a seasoned real estate agent who can offer valuable guidance, negotiate on your behalf, and provide insights into the local market.

Get House-Hunting

Get out with your agent to look at homes! Once you make an offer and it gets accepted, you’ll work with your lender to provide any further documentation and information they’ll need for your mortgage.  Before you know it, you’ll be signing the dotted line.

Armed with a realistic budget, a clear understanding of your priorities, and the support of professionals, you'll be well-prepared to find the home of your dreams. Happy hunting!
